About
North Lodge is a substantial private residence positioned within the gated Blenheim Palace estate, surrounded by parkland and landscaped grounds. Combining classic country house proportions with contemporary leisure facilities and a fully staffed service, it is designed for extended family gatherings, private celebrations or longer stays. The house offers both privacy and scale, along with the opportunity to access curated experiences within the estate and Oxford.
Minimum stay is one week. Pets are not permitted.
Inside
The main house balances formal entertaining rooms with relaxed, open-plan living. A drawing room with open fire and a formal dining room seating sixteen provide traditional spaces for larger gatherings, while the expansive three-zone living area connects directly to the kitchen and gardens through a sliding glass wall. A cinema room and baby grand piano add further versatility.
The kitchen is fitted with Wolf ovens and hob, twin fridges, two dishwashers, a wine cooler and a pizza oven, centred around an island suited to informal breakfasts and lunches. A fully equipped laundry room is located on the second floor.
Accommodation spans seven bedrooms, five en-suite, with two additional rooms sharing a family bathroom. One is arranged as a four-berth bunk room, best suited to children. The house works most comfortably for up to ten adults and five children.
The property is fully staffed with housekeeping, a chef providing two meals per day and front-of-house support. The weekly rate includes staffing and curated experiences, excluding food, drink and other consumables.
Outside
The landscaped grounds include a heated saltwater swimming pool and adjacent pool house housing a bar, games room, sauna, steam showers and gym. The games room features a pool table, shuffleboard and poker table. The gym is equipped with treadmill, exercise bikes, weight machine and free weights.
Additional facilities include an all-weather tennis court, fire pit, terrace with barbecue, golf practice net and range, and a basketball hoop. The setting within Blenheim Palace Park provides privacy and uninterrupted green surroundings.

Oxford is approximately 20 minutes by car, with train connections from Oxford or Bicester North. London Heathrow is around one hour’s drive, and central London can be reached in roughly 90 minutes by car or about an hour by train from Oxford.
