About

Berry Pen Cottage is a carefully restored former groom’s cottage, renovated to offer generous space, flexibility and comfort. It balances traditional character with practical design, making it well suited to families, multi-generational stays and guests with accessibility needs.

Inside

The ground floor is arranged as a large open-plan living and dining area, filled with natural light and centred around an open fireplace. Comfortable seating and a substantial dining table create a sociable setting for shared meals and evenings together.

The adjoining kitchen is fully equipped, featuring a double oven, microwave, dishwasher and American-style side-by-side fridge-freezer. A separate utility room provides additional storage, a sink, washer/dryer and ceiling airer.

A ground-floor bedroom, adaptable as a twin or single, includes a spacious en-suite wet room designed with wheelchair access in mind. Additional mobility aids can be arranged on request.

Upstairs, two further en-suite bedrooms offer privacy and comfort. The master bedroom includes both a bath and walk-in shower, while the second bedroom can be configured as a twin or super-king and also benefits from an en-suite bath and shower. Each room is finished in calm tones with simple, comfortable furnishings.

Outside

Double doors open onto a south-facing terrace and enclosed garden with open countryside views. The outdoor space is accessible and arranged for dining and relaxation.

Guests also have access to the shared facilities of Kingham Cottages, including a heated indoor swimming pool, tennis court and the Moorish Pavilion with its hammam-style Turkish bath. Landscaped gardens surrounding the cottages feature sculptures and quiet seating areas.
